Demand for Sheraton Surges across Asia Pacific
After topping 100 hotels in Asia Pacific in 2013, Sheraton continues to build momentum in the region with 23 openings expected over the next 12 months. Sheraton will open approximately one hotel every three weeks in China alone, reflecting the brand’s aggressive growth primarily in the country’s secondary and tertiary markets. The brand will launch in Wuhan, Shaoxing, Nanchang, Zhengzhou, and Qingdao, while adding its third hotel in Beijing and fifth in Shanghai. More than 13 additional Sheraton hotels are slated to open in China by 2017.

Sheraton is also gaining momentum in India, where it will add three additional hotels to its portfolio over the course of this year and 2015, with openings slated for Bengaluru, Noida and Chandigarh. In addition, the global powerhouse will enter several other new markets in Asia Pacific in the next 12 months including New Caledonia, Samoa and Sri Lanka.

Sheraton Expands Footprint in Diverse Emerging Markets
Sheraton will add two new hotels in key emerging markets across Europe over the next 12 months. Openings will include Sheraton Rostov-On-Don Hotel in Russia and the Sheraton Ismayilli Resort & Spa in Azerbaijan. Last month, Sheraton opened Sheraton Zurich Hotel, marking the brand’s second hotel in the financial capital of Switzerland.

In the Middle East, Sheraton will open seven new hotels, increasing its portfolio to 23 hotels by February 2015. Highlights include the Sheraton brand’s debut in both Kazakhstan and Tajikistan, and its return to Iraq with the opening of Sheraton Dohuk Hotel in 2014, followed by Sheraton Erbil Hotel in early 2015. Other openings include the brand’s fourth hotel in Saudi Arabia (Sheraton Medina Hotel) and fifth in Dubai – the 660-room Sheraton Dubai Tower Sheikh Zayed Road Hotel.

In Africa, Sheraton continues to strengthen Starwood’s position as a leading global hotel operator with new hotels slated to open in Mauritania, Guinea and South Sudan by 2017. These recent signings increase the Sheraton pipeline in Africa to six new hotels.

Starwood Gains Momentum in the Americas

Only in the South Korean capital Seoul currently 112 new hotels arise and with more than 19,000 rooms. The growing number of foreign tourists is on purpose. Since July 2006 the citizens of the People’s Republic of China, from some Southeast Asian countries as well as from India are allowed to enter the holiday island Jeju visa-free.  Recently the construction of 109 hotels, hostels and vacation apartments with 5,831 has been approved. This number is higher that the number from the previous year. Also the construction of the Jeju Airest City, the largest vacation resort at Jeju, with an investment volume of 2,4 trillion Won is part of the plan. The project is a joint-venture of the Malaysian Berjaya group and of the Jeju International City Development Centers. Besides there are minimum six construction projects for hotels and vacation resorts from Chinese investors with an investment volume of more than 1,9 trillion Won in the pipeline.

Jeju intends to arise an Ocean Marina City in Seogwipo for 694 billion Won until 2021. The harbour in Seogwipo will be expanded for 178 billion Won for travel and leisure activities. Further 723 billion Won are designated for the development of a tourism resort in Jeju including a convention center and a computer games theme park. Furthermore a Jeju healthcare town should arise for about a trillion Won, invested among others by the Chinese Greenland group as part of the health tourism.

The increasing tourism is the main reason for several construction projects in Seoul. Currently in the capital 88 hotels and hostels with 13,487 rooms under construction and further 24 hotels with 9,503 rooms are planned. All of them will be finished until 2017. According to so far existing 167 hotels, 41 so called innovative hostels and 277 guest houses in Seoul the number of new hotels means a large increase within the next years. Also in Incheon and in Busan several hotels are currently in the pipeline.

There is an increasing national expenditure of sailboats and yacht marinas. In July 2013 the government published a strategy to encourage the cruise industry. Especially the construction of piers for large cruises, among others in Incheon and in Gangjeong at the vacation island Jeju (each for 150.000 ton ships) as well as in Busan (for 100.000 ton ships) will be promoted. Further piers for cruises in Yeosu and Gwangyang (both provinces of South Jeolla) are in discussion. At large cruises foreigners are allowed to play in casinos. The foreign commitment by Korean hotel chains is growing.

The number of Korean tourists who travel abroad increased from 5,5 million in 2000 to 13,7 million in 2012. Thus the interest of Korean hotel chains to operate hotels in foreign countries is growing. The Lotte Hotels & Resorts group operates eight hotels in South Korea and has opened new luxury hotels in Ho-Chi-Minh City (Vietnam), Moscow (Russia) and in October 2013 in Tashkent (Uzbekistan). Until end-2014 further hotels will open in Guam (USA) and in Cebu (Philippines). There are also plans for Hanoi (Vietnam) and Shenyang (China). Until 2018 Lotte plans to operate 40 hotels worldwide to become one of the top three hotel brands in Asia.

In the USA Korean Air is currently breaking down the Wilshire Grand Hotels in Los Angeles to arise a larger building. At the higher floors of the new 73-storey skyscraper a hotel with 900 rooms should arise. According to Korean Air the investment volume amounts more than a billion US-Dollar. The opening is scheduled for 2017.

New landmark hotels being built in the Alps: InterContinental in Davos becomes a new resort highlight

Davos, Switzerland – 1 November 2013 – A new landmark hotel is arising in Davos in the Alps. The Intercontinental Davos with its spectacular facade and anything but usual form will be opened in December. The landmark hotel offers 216 rooms and suits and already drew attraction during the planning and construction phase of the 790 gold-colored steel elements on the exterior façade. This is one out of 69 partly outstanding hotel construction projects in Switzerland (with 9.392 rooms in total), as TOPHOTELPROJECTS (www.tophotelprojects.com), the leading provider of hotel construction project information announces. In its neighbor country Austria 40 new hotels and resorts with 5.632 rooms in total will be opened in the next years.

The Intercontinental Davos – consulted by Feuring Hotelconsulting – is going to surpass the first mountain resort hotel run by the InterContinental Hotels Group in Berchtesgaden Bavaria. On the top floor, guests will find an innovative restaurant concept of gourmet class with a panoramic terrace with views of the surrounding Bündner Alps and Davos.

The Alpine brasserie “Capricorn” offers specialties from the entire Alpine region. The “Matsu” is a little more adventurous. In this modern parlor Japanese cuisine is combined with alpine cuisine – Fondue, Shabu shabu and more specialties are served. The swiss alpine lifestyle is also embodied by the 1.200 square-foot “Alpine Spa” with indoor and outdoor pool. This spa concept is based on alpine “rocks and herbs”. Modern design of natural rocks meets a touch of gold with mountain herbs applications.

Great importance for Davos also are big conference areas. Davos is the location where the annually held world economic forum takes place. The new InterConti will offer meeting spaces of 1.500 square foot in total, of course equipped with highly modern Multimedia – and Conference technology.

Besides this outstanding project in Davos another landmark hotel will be opened in the winter season of 2013/2014: The Priva Alpine Lodge located in Lenzerheide will offer 96 luxurious equipped apartments and chalets located in 13 buildings with a total of 465 beds combined with an extensive infrastructure of innovative gastronomy, kids club, private sauna and fireplace. Guest can choose whether they wish to be fully served in the “Catered Lodge” or prefer self-catering. All 13 facilities are connected to each other via an underground car park. Despite the considerable size, the luxurious resort complex with reception, restaurant, kiosk, swimming pool and spa complex, fitness, childcare and village square, is well embedded in the natural surroundings.

The Alpine architecture of the “village”, influenced by the Graubündner building culture, with its use of authentic materials such as stone and wood continues in the dignified equipment of the apartments. The central location in close connection to the base station Rothorn and with direct access to the slopes is very comfortable for future hotel guests.

Nevertheless the hotel and resort complex not only aims for a high capacity occupancy in the winter season, but also wants to benefit from the uprising summer tourism region Lenzerheide.

Zagreb, Croatia – 22 Octobre 2013 – The tourism in Croatia is booming. For this year record takings of about 7.5 billion Euros is expected. The number of overnight stays will probably increase by three percent. This will give a fresh impetus to the privatization of hotel groups and investments into new resorts. One of the upcoming big investments is a large project in Split. The plan includes to increase the number of beds in this holiday spot to 5.000 in the medium-term. The first announcements for convenient plots from the public sector near the shore should start until mid-2014. Also a congress center is planned. The Valamar hotel group plans large investments into new buildings and refurbishments at the Istrian peninsula, among others near Porec. One of these projects is the President Hotel (Babin Kuk/Dubrovnik) whose refurbishments works are nearly finished. In total the group plans to invest about 60 million Euros until mid-2015 and they will present offers for the privatization.

At the Adriatic island Brac a 400 million Euro project is planned for the health tourism, which should also help to extend the season. It should feature four specialty hospitals as well as several hotels. Furthermore the desused airport should be put back into operation. The health tourism is at a very early stage in Croatia. The flagship is the offer of the “Thalassotheriapie” complex in Opatija.

In Dubrovnik the arrangements continues to start a public transportation track with water planes to some Adriatic islands. Since several decades the Germany ECA (European Coastal Airlines) plans to build a transportation infrastructure, which already existed between the two world wars. The British investment funds EMAC aims to invest into Croatia’s green tourism and plans construction projects in Istria as well as at the peninsula Peljesac near Dubrovnik. During 2013 he could finished his acquisition of land. In Dubrovnik the hotel group Jedranski Luksuzn Hoteli and Riviera Adria further invest into their locally existing hotels (with more than 60 million Euros).

The luxury project Porto Montenegro by the Adriatic Marina association takes shape. The company, which cooperates with lots of international investors for example from Canada or Russia, designed a deep water harbour for yachts on a 24 hectare sized area at the bay of Kotor, supplemented by a valuable infrastructure. According to the strong demand the number of berths was recently increased from 250 to 500. After the last expansion stage up to 650 yachts with a length of maximum 150 meter will be able anchor there at the same time.

Futhermore the construction of a five star hotel as well as the construction of an additional apartment property is currently going on. Both properties supplement the infrastructure, which is so far comprised of several shops, restaurant and approximately 130 apartments. The completion of the hotel is scheduled for summer 2014 and the completion of the new apartment property is planned for summer 2015.

The project of the association Lustica Development is by far the largest of all projects. The area of the project “Lustica Bay” has a size of 690 hectare. The main investor Orascom Development, with its Egypt multimillionaire in the background, plans to redesign the peninsula Lustica, which was also a former military prohibited zone, into one of the tourism hot spot in Montenegro. The focus is set on large parts of the Adria bay of Traste.

In the direct neighbourhood, in one small bay at the bay of Traste, the company Qatari Diar, which belongs to the Qatar Investment Authority, pursues the so called “Blue Horizon” project. The project includes the construction of a five star hotel with approximately 100 rooms and several exclusive villas. The investors from Qatar will invest about 250 million Euro.

After its completion the Lustica Bay project will feature two marinas, seven hotels, more than 500 town houses and villas as well as an apartment property with about 1,000 units to buy or to rent. The financial effort for the whole complex, which is scheduled to open
during 2028 amounts approximately more than 1,1 billion Euro. After the end of the development works,  the first stage of the construction started mid of August 2013. This stage includes 120 berths at the marina,300 apartments, 14 town houses, seven villa as well as two hotels and it should be done by 2015/2016. An important part of the project is also the 18 hole golf course

In the communes Budva and Bar with its beautiful beach areas the Royal Group, a mixed company from the United Arab Emirates, agrees to invest about 180 million Euro into a luxury hotel with a spa complex.

However the large project of the Montenegrin tourism industry „Velika plaza“ in the commune Ulcinj is standing still. The first try to get international investors for the 6,5 billion Euro project in 2009/10 was canceled because of lack of interest. It was the only try so far. The “Velika-plaza” project comprises an area size of 1,450 hectare in total, thereof 400 hectare just for the hotel complex with a capacity of approximately 23,600 guests. In addition different leisure and recreation facilities are planned on an area size of 120 hectare. In 2008 the Dutch Architecture and Urbanism company OeberZaaijer won the competition for the best master plan on how to develop the area.

A new lighthouse project arises at the area of the former headquarter of the company BP in the “City Nord”. The 18-storey new building with 297 rooms will become a Holiday Inn, which will be the second hotel by this hotel brand in the Hanseatic City. Developers are TAS and Bierwith & Kluth. The opening is not expected before end of 2016.

One of the hotel projects in Hamburg is the Grandhotel The Fontenay with 130 rooms and suites, which will open during 2016 at the area of a former Intercontinental hotel located at the Outer Alster. Prizeotel builds a low budget hotel (218 rooms) between the central train station and the harbour town. Accor plans two Ibis hotels with a total number of 448 rooms at the central train station as well as an Adagio apartment hotel downtown (100 apartments).

Furthermore an Ameron buisness hotel (192 rooms) and an Innside by Melia hotel (205 rooms) will arise in the hanseatic city. Next to the exhibition centre a third Intercity Hotel (275 rooms) is going to be built in the Hanseatic City. Citadines prepares the opening of an apartment property with 128 units at the Protestant main church Michel.

In Hammerbrook a Ramada Hotel with 261 rooms is planned. At the “Reeperbahn” a Motel One hotel (94 rooms) and another hotel by Lidl (180 rooms) are concrete in the pipeline.

Furthermore two historic buildings in the city center should be transformed into luxury hotels. With the opening of the “Elbphilharmonie“ the Westin Hotel (244 rooms) will open its doors but not before 2016.

The hotel patron, who owns his first luxury resort with the Castell Son Claret in Mallorca, wants to invest 100 million euros. On the site of the former Intercontinental Hotels, the Grand Hotel “The Fontenay” shall be opened in 2016. The first plans were already presented. For the interior design hotel designer Matteo Thun has been committed.

Overview about other outstanding hotel projects in Germany:

The discount chain Lidl is planning a hotel on the Reeperbahn in Hamburg. On the site of a former furniture store the retailer is planning to build a branch and a 180-room hotel. The construction start of the 20-Milllionen euro project could be the end of 2014. The opening date would be in mid 2016.

In the next year Citadines apartment house operators will open two new houses in Hamburg and Frankfurt / Main. This doubles the portfolio of the serviced apartment provider in Germany.

In Nuremberg new hotel projects in a twin pack arises, the Holiday Inn Express (124 rooms) and the Hampton by Hilton (80 rooms) near the central station. The Investor is GBI, the operator of both houses of the upper class economy category is Foremost Hospitality. The opening date is in the fall of 2014.

In Friedrichshafen a new Comfort Hotel with 142 rooms is close to opening. The project also includes offices for customs and criminal police and the cost of the municipal housing company was 16.5 million euros. Opening date is on the 1st November 2013.

In a beautiful lakeside location in Münster a spa hotel with 88 rooms and suites is going to be created. Opening date of the first-class hotels with medical spa treatments in Buldern in Coesfeld is scheduled to be mid of 2015. The Investor and operator is the international cosmetics company Orgon from Münster.

The Winners of the Top 10 Hotel Brands – Hilton grows most strongly even before Holiday Inn

Holiday Inn/Holiday Inn Express by InterContinental Hotels Group (IHG) remains at the first place of the ten largest hotel brands in the world with a large distance. Follower Best Western grows as quick as Holiday Inn – 4,700 hotel rooms arise internationally but with currently 311,000 existing hotel rooms Best Western is clearly behind the first place.

Hilton, the large and strong brand by the same named US hotel company (which will be brought back to the stock exchange in 2014) is going to pass the brand Comfort Inns & Suites by Choice Hotel and it will reduce the distance to Marriott. Hilton Worldwide is the second largest hotel group so far and therefore is ahead of Marriott International and just a bit behind IHG. A second hotel brand by Hilton which is growing also very strong is Hampton Inn by Hilton.
